What is CDM?

The Construction (Design and Management) Regulations 2015: the law covering health and safety on every building project in Great Britain. Extensions and lofts included; it isn't just for big sites.

When does it apply to you?

The moment the works will involve more than one contractor, including subcontractors, even if they come at different times. A builder plus an electrician counts, and the law requires a Principal Designer appointed in writing before work starts. If nobody is appointed the role falls to your builder or designer by default, and most designers exclude it from their contracts unless it is paid for. In practice no one is doing the job, and the risks stay unchecked until they surface mid build, as your delay and your cost.
